When you opt for a search assignment for a purchase or rental, we at Expat Relocation Brokers can take care of everything that is important to you. We will search for the right accommodation on your behalf and will draw on our expertise and many connections during this search. In doing so, we will take a no nonsense and goal-oriented attitude to achieve a priority position on your behalf in viewings or exclusivity with a landlord or seller. After all, our clients are the best tenants or buyers for any property!

In the further process, with or without you, we will go to viewings, enter into negotiations, perform a quality assessment, take on control tasks, organize and execute the check-in and key transfer on your behalf. We can also arrange other important matters or wishes on your behalf. This includes fun things like extra information and service at the check-in of your new home. In this meeting we can, for example, give you information about your new residence and its surroundings, facilities and anything else you might find interesting or fun about your new residence. But also arranging a possible pick-up service or arrival override in for example a hotel to your liking, a reservation to your liking for a first arrival dinner in your new residence and nice tips and tricks for activities and facts in and around your new residence.

I am not yet in the Netherlands

If you are not yet in your new residence, no problem. We are your eyes and ears! Before or during the viewings, we will do a quality check of the accommodation, check the requested costs and see if the area meets your needs and requirements. If the opportunity arises, we can call directly for an on-site viewing or, if this is not possible, we will make a video report of the property with our findings and send it to you. This gives you the comfort of viewing an accommodation from the comfort of your armchair and on your time! Should you subsequently be interested in any of these accommodations, we will negotiate on your behalf for the best possible deal and we will manage the entire finalization process up to and including check-in for you. Of course, it is up to you as a client of Expat Relocation Brokers to respond with appropriate speed in this fast-paced market in order to achieve joint success.

Do we work with everyone
Good question! Our relationship with individuals, expats and their companies is set up in such a way that we like to first have a conversation with our clients to determine whether we can indeed add value and whether there is a mutual click. Of course, it is entirely up to you to decide whether or not you want to initiate a search. In this busy and turbulent market, we always try to contact our new clients within 24 hours. Unfortunately, this is not always possible because most people and companies are, like us, very busy. If we cannot reach you by phone we will contact you by email.

Costs for a lease search assignment at Expat Relocation Brokers

Search assignment: the start-up fee is €35,- and the cost of our service in case of success always equals one month's rent plus VAT with a minimum amount of €500 plus VAT. We will charge these fees if you have started a search assignment and we found you a property that can be rented outside our own portfolio. If you are going to rent a property within our own portfolio or you have found something yourself, these costs, 'except for the already paid start-up fee'  will not be charged. 

Search assignment purchase: The start-up rate is €35,- and the cost of success is 1.3% plus VAT and always on a no cure no pay principle.

Average costs asked by landlord after agreement lease:
Rent (usually 1 month)
Deposit (often equal to 1 or 2 months' basic rent)

Documents needed for lease

  • Valid identity document
  • Proof of employment by employer
  • Pay slips (3 up to the last month)
  • Landlord's statement
  • Deed of guarantee (guarantee from employer, for example)
  • Profit and loss account (at least 3 years a business)
  • Possible EDR check

Several other documents may be requested depending on the situation. Keep in mind that we would like to have the documents together with the signed search assignment document. That way we will be able to act faster for creating a joined succes.
